What To Do When You Have A Narrow Lot To Put Up A Home

Every potential homeowner would choose a home lot that is wide enough for a spacious home. This is because a wide lot can give them the chance to have an expansive home. Even if the house has a floor area that’s big, there’s always enough space left for the front and back yards. However, with the price of land nowadays often hitting inflationary values, you may just have to be content with a narrow lot instead. What you should know though is that any lot big enough, whether narrow or wide, can still accommodate a home.

The design of the house may be constrained by a narrow lot though. For one, building a one-storey bungalow may be out of the equation. If you do, the house will certainly be smaller and narrower since you still have to allocate space for your lawn or backyard. If you try to allot space for the yards, then you’ll have to compromise with the size of your bedrooms as well as the other major parts of the house. If you like to have big rooms inside, you may not even have any space left for a garage.

What’s recommended for this type of lot is a double storey home. Because it has two levels, you naturally have a bigger floor area. This is the only way you can get over the limitations associated with a smaller lot. Looking at your home from the outside, your lot may not look as narrow and small because of the large structure constructed on it.

A narrow lot is surely the best option you can have if you wish to build a home on a budget that is far from extravagant. The size of the lot will never allow you to have a home built that overshoots the budget because it will restrict its floor area and over-all size. Otherwise, you’ll use up all the land area and you won’t have any space left for your lawn or backyard. If you’re going to live in a neighbourhood where lawns are present, then you shouldn’t disregard your neighbours by having your house too near the street.

To get the right design for your house, you may need the service of an architect. You may let the construction firm who is going to build your house come up with a suggestion for the design. However, if you’ve bought a lot in a subdivision-type community, then the developer may already have the suitable design for you.

The landscape is an important factor in designing your dream home. Some lots are not really that narrow but because they are sloping or have portions that have steep points, they may indeed look constricted. An architect or a contractor should be able design you a house that will maximize the space. Therefore, a narrow lot can still be maximized in order to have a larger house. The lot’s area should not deter you from enjoying life in a wonderful home.
